Urban Growth Boundaries, Tennessee

Topics: Traffic/Sprawl | Zoning Regulations

A similar urban growth boundary approach has been adopted in Knoxville, Knox County, and Farragut Counties in Tennessee. Under Tennessee Public Chapter 1101, city and county governments must prepare a 20 year Growth Plan for each county, which identifies 3 types of land: 1) rural areas to be preserved for farming, recreation and other non-urban uses. 2) Urban growth boundaries (UGBs) for all cities and towns, land that must be reasonably compact, but adequate to accommodate all of the city’s expected growth for the next 20 years. 3) Planned growth areas (PGAs), reasonably compact but large enough to accommodate growth expected to occur in unincorporated areas over the next 20 years. Among the goals of the Tennessee Growth Plan, are to “encourage a pattern of compact and contiguous development to be guided into urban areas and planned growth areas.”
